Crack Sealing

Crack sealing can save your parking lot from water invasion and the deterioration of your pavement.

Over time, asphalt ages and develops cracks. Crack sealing can save your parking lot! This black, rubber tar seals cracks so water can't invade and damage your base.


When you identify a problem area, it’s important to address it as soon as possible. To prevent pavement failure, it’s important to apply crack fill and patch any potholes that develop. Otherwise, the subbase is going to weather and wash out. Then the potholes are going to get bigger and you’ll have liabilities on your property.


That’s why Tibbs Paving recommends crack sealing as part of your annual maintenance program. Our process includes:


  • Cleaning the cracks with compressed air, stiff bristle brooms or hand tools to remove any debris or vegetation growing in the cracks
  • Apply Rubberized Crack Sealant

Due to the expansion and contraction of pavement, some cracks may reopen or new cracks may appear over time. Regular monitoring and maintenance will prevent them from getting worse. As a general rule, when you maintain your crack fill, you won’t need a lot of patching.

Follow crack sealing with a seal coat and restripe to give your parking lot a fresh new look and curb appeal for your patrons.
